Hotel Basarab — Tribe & Adagio by Accor
Hotel Basarab was signed with Accor as a double market premiere for Romania: the country's first Tribe hotel (85 rooms) and first Adagio aparthotel (115 units) in a single building near Gara de Nord — 200 keys with restaurant, conference space, rooftop pool and wellness — a scheme with a projected market value of ~€36M, covered widely in the business press. The group invested ~€500k in taking it from concept through Accor's brand-standard design books, zoning and permits — the renders still carry the Tribe and Adagio signage. As Bucharest's residential fundamentals strengthened, NestPlus made the disciplined call to reposition the site into homes. The Accor deal remains proof that the group's product and locations meet global hospitality standards — a case study in both winning a global franchise and knowing when to change course.

Amenities & tenant experience
TRIBE — 85 rooms
Accor's design-led lifestyle brand, in what would have been its Romanian debut: compact, sharply designed rooms above a social, open ground floor.
Adagio — 115 aparthotel units
Europe's no. 1 aparthotel brand, also a first for Romania: studios and apartments with full kitchenettes, built for stays of a night to a season.
One building, two flags
A dual-brand operating model — separate entrances and identities, shared back-of-house — the format Accor rolls out in Europe's capitals.
Rooftop pool & amenities
Rooftop pool and terrace, restaurant, conference rooms and wellness — full-service hospitality on a compact urban site.
€500k of real engineering
Concept to technical design by Craft Engineering under Accor's Tribe and Adagio brand standards, taken through zoning (PUZ) and permitting.
The disciplined pivot
When Bucharest's residential fundamentals outran hospitality, the group repositioned the site into homes — the same rigour that signed the franchise knew when to change course.
